How We Screen Your Property

PropertySiteCheck is an environmental screening tool that searches 22 federal, state, and regional databases for environmental risk indicators near any Michigan address. Think of it as an affordable alternative to a Phase I Environmental Site Assessment — the same databases, a fraction of the cost.

How It Works

Type any Michigan address — or drop a pin directly on our interactive map for properties that don't have a street address yet. We geocode the location and identify the property coordinates, census tract, and county.

We screen 22 databases

Using ASTM E1527-21 standard search radii, we check for regulated facilities, contamination sites, flood zones, soil conditions, and more within proximity of your property.

Get your report

Each database is reported as Flagged or Clear. Flagged indicators include facility names, distances, and regulatory status. Your full PDF report includes satellite facility maps, recommendations, and detailed findings.

Search Radii & ASTM E1527-21

Our property-level screening uses search radii aligned with the ASTM E1527-21 Standard Practice for Environmental Site Assessments — the same standard used by environmental professionals conducting Phase I ESAs. Each database is searched within its appropriate radius from the subject property, ranging from on-site (property-level) to 1.0 mile for high-impact sites like Superfund and RCRA Corrective Action facilities.

Regional indicators — including flood risk, soil conditions, environmental justice context, and radon zones — provide census tract and county-level context that helps buyers understand the broader environmental landscape around a property.

What Your Report Tells You

PropertySiteCheck reports are informational — we tell you what we found, not what to do about it. Each of the 22 databases is reported as either Flagged (environmental indicator detected within search radius) or Clear (no indicator detected).

For flagged indicators, your report includes:

  • Facility or site names and regulatory IDs
  • Distance from the subject property
  • Current regulatory status (active, closed, etc.)
  • Satellite facility map showing locations relative to the property
  • Actionable recommendations specific to each finding

This gives buyers, real estate agents, and lenders the environmental context they need to make informed decisions — without the $2,000–$5,000 cost of a traditional Phase I ESA.

Limitations & Disclaimer

PropertySiteCheck is a screening tool, not a Phase I Environmental Site Assessment (ESA). Our reports identify the presence or absence of environmental indicators within standard search radii — they do not assess on-site conditions, historical land use, or subsurface contamination. A clear result does not guarantee a property is free of environmental concerns.

For properties with multiple flagged indicators — particularly LUST sites, Part 201 contamination, or PFAS zones — we recommend consulting a qualified environmental professional or commissioning a full Phase I ESA before closing.
